All set up and tear down must be completed during the rental time. We will not unlock the space early.

The room will be used for photo use only. We have separate pricing for event rentals. Photo rentals in our Le Lier bridal suite space may only have 30 people or less. The Lincoln Lounge space may only have 25 people or less for photoshoots.

Rental may be cancelled via email with two days notice. If a cancellation is arranged after rent has been paid, the balance will be applied towards future rentals (no refunds).

Studio space is intended for photography use only. The studio will be rented in blocks of time as follows: one-hour minimum, 1 hour increments. Space may be booked via email or phone.

Renters will pay in full at time of booking the rental period. Time frames are not reserved until payment is received. Renters must pay for all studio space rentals before the time it is used. All rent checks must be written to NP Events.

Each renter will assume full responsibility for any damage caused to any part of the entryway, studio, furniture, bathroom, floors, windows, mirrors, walls, ceilings, lighting etc. sustained during the renter’s scheduled studio time. Each renter agrees to pay in full for repair or replacement of any item or structure damaged by the renters or by clients, collaborators, or guests invited to NP Events LLC studio space by the renter. Full payment for damage will be made within one week of the damage.

Each renter assumes responsibility for the security of the space during each rental period.

For any urgent issue that might compromise the structure or safety of the studio or the building, please alert our Notch 8 restaurant team or call our NPC office at 218-270-8113. For accidents, health crises, criminal activities, or fire, call 911.

Props need to be constructed in such a way that they can cause no damage to the space.

Explicit sexual activity and full nudity is strictly prohibited. Tasteful boudoir photography is permitted.

3rd party vendors may not profit off of images taken on Northern Pacific Center property (Example: Onlyfans)

Each renter assumes liability for injury of any persons they invite to the space, including but not limited to: injury to clients in renters' photography session, injury to collaborators, or injury to guests during rental.

Confetti, Streamer Poppers, Glitter Bombs, or anything related to this is not allowed in the space. A cleaning fee fine of $500 will be applied for this.

No outside food and alcohol may be brought into the space. Rentals with food or alcohol are considered events and must go through our in house Clocktower Hospitality/Notch 8 catering team. Outside dessert may be brought in.

Each renter assumes responsibility for returning the studio to a good state before they leave. This is important to note as we usually have back to back photo rentals in the spaces.

Our Notch 8 restaurant team will be unlocking and locking up the space at the beginning and end of your rental time frame. No need to check in unless the space is not unlocked yet. In this case, please show proof of your paid rental invoice to our Notch 8 team.

NP Events LLC reserves the right to change the above rental policies at any time to reflect the needs and concerns of the studio, community, and resident companies. Renters will be informed of changes to rental policies.

In the event of a dispute between Renter and the NPC, the following provisions shall apply: (a) first, Notice shall be sent to the other party which sets out a description of the party’s position and, in the event of claimed breach of the event agreement, a demand to cure said breach. (b) If after 30 days the matter has not been resolved, the matter shall be submitted to mediation through JAMS Minneapolis, which mediation must be conducted virtually through JAMS’ virtual mediation platform. The parties will share equally in the mediation fees (50/50 cost split). (c) If the matter is not resolved at mediation, it shall be arbitrated before a single arbitrator through JAMS Minneapolis pursuant to its Comprehensive Arbitration Rules and Procedures and the Expedited Procedures set forth therein, as in effect on the date of this Agreement. The arbitration fees shall be shared equally between the Parties (50/50 cost split.) Judgment on the award may be entered in any court having jurisdiction. The prevailing party shall be entitled to an award of actual attorney fees and costs.

All of the above are hereby agreed upon and it is agreed that renters shall release, indemnify, keep and save harmless NP Events LLC, its agents, officers, employees, or members from any and all responsibility or liability for any and all damages or injury of any kind or nature whatever (including death) to all persons, whether agents or employees of the Renter or persons attending the events for which the premises have been leased, and to all property damage proximately caused by, incident to, resulting from, arising out of, occurring in connection with, the use by the Renter of the premises. The provisions of this section shall include any and all losses, damages, injuries, settlements, judgments, decrees, awards, fines, penalties, claims, costs and expenses, including reasonable attorney‘s fees. By checking the box below, the Renter acknowledges having read and understood the terms of this contract and acknowledges that this Rental Contract is binding both on the parties and the organizations they represent.
